Structure
- R.C.C. framed structure with horizontally perforated clay brick or solid block walls first quality materials, designed for seismic resistance using Fe 500 steel (High Quality) as per IS Code.
Doors
- Main door in teakwood frame with solid shutters duly polished and with magic eye feature.
- Internal doors would be flush doors, which shall be duly treated and varnished.
- Toilet and balcony doors shall be varnished one side and laminate finish on the other side.
- Toilet doors shall be waterproof on the inner-side. Suitable locks, door stoppers and tower bolts will be fixed for all doors.
Flooring
- (JOHNSON or equivalent brand) 2' x 2' vitrified tile flooring in floor area of the apartment i.e. living, dining, bedrooms, kitchen and walkways.
- Balconies and sit-outs would be laid with natural stones or terracotta finished tiles or rustic tiles.
- Glazed ceramic tiles will be fitted in toilet walls and anti-skid tiles would be laid in toilet floor and services areas.
- Toilet shall be finished with glazed tiles upto a height of 7 feet on walls.
- Utility area walls shall be finished with glazed tiles upto a height of 4 feet on walls and floor with anti-skid tiles.
Windows
- (FENESTA or equivalent brand) UPVC windows will be fixed with powder coated MS Grills and 4mm clear glass. Suitable tower bolts and hinges shall also be fixed.
Kitchen
- The cooking platform shall be fixed with black granite and glazed tiles for a height of 2' feet above the counter shall be provided.
- Suitable double bowl stainless steel sink shall also be fixed with garbage crusher and faucet in the kitchen.
Electrical
- Copper wiring in PVC conduits, modular plate switches, MCB (Miniature Circuit Breaker) and ELCB (Earth Leakage Circuit Breaker) systems, television and telephone cable provisions.
- Automatic phase changeover switches would be provided apart from individual floor mains.
Plumbing & Sanitary
- High quality concealed pipe lines for hassle free water supply shall be fixed using UPVC & CPVC materials.
- Branded fixtures (Hindware or equivalent brand) shall be ushed and toilets shall be fitted with European Water Closet (EWC) and (Jaquar/ESS or equivalent brand) C.P fittings.(Parryware or equivalent brand) Indian water closet (IWC) shall be fixed in servant room toilets. Centeralised hot water supply system for all toilets.
Interior
- Internal walls will be finished with cement mortar and final finish with application of Plaster of Paris Putty.
- Over one coat of primer and two coats of acrylic emulsion paint (ASIAN or equivalent brand) using vibrant colors.
Landscaping
- Suitable landscape garden with children's area, open air theatre and open to sky swimming pool subject to space availability.
Elevators
- Suitable passenger elevators manufactured by companies (JOHNSON / OTIS or equivalent brand) of high repute shall be installed with suitable power back up in accordance to the required technical specifications.
Security / Safety Systems
- Appropriate fire extinguishers shall be fixed in all floors.
- Proper covered and reserved space shall be provided for the security personnel.
- Adequate lighting in common areas shall be ensured.
- Suitable MS iron grills main gates, terrace access and other main access points.
Other Amenities
- Complete house with meaning of ceiling and cove lighting provision in living area alone.
- Auto power backup for all common amenities ie. water motors, lift, common lighting, security systems, common motors, treatment plants etc.
- Auto power backup for all lights, fans and one refrigerator point in all flats. Auto cut off on excess drawings if any.
- Common restrooms and lounges for drivers in ground floor.
- Rainwater harvesting shall also be done.
- Suitable water treatment plant shall be provided.
- Tap for corporation water and well water in kitchen will be provided.
- Separate sump will be provided for corporation water and well water with a suitable motors etc. Toilets with calcium silicate false ceiling and trapdoor.

- Porcelain or glass tiles shall be laid on inner surfaces of the swimming pool.
